Every Sold Has A Story

This may be my favorite retail listing ever. When my Aunt and Uncle were ready to sell their home and retire at the beach in Florida, I was sad they were moving, but I was, of course, going to help make sure they were taken care of.

What an easy sell and transaction. Sometimes transactions are challenging. And then some (not many-lol) are like this. A lot of RE professionals think "retail" Clients are a lot more work and headaches. AND we should never work with family or close friends. That is not necessarily true.
This home was by far the cleanest house I have ever shown! The first appointment was contracted and bought. No negotiations, no hickups. Nothing. These sellers' quality standards were evident, and their home reflected that. The Buyers were absolute lay downs. They wanted THIS house. You never see a pre-owned house in such perfect condition. This was a wonderful experience helping people I love.

Don't listen when folks say you can't do business with family. Who knows and loves your family more than you?!

DEAL RECAP:
~Retail listing to close with zero issues
~Out-of-state relocation
~Immaculate houses are easy to sell
~It is okay to work with family or friends

The truth is, my skill set or experience doesn't contribute as much to some deals. Some properties actually sell themselves, and I deserve little to no credit. I didn't have to be a real estate expert; I was just there to facilitate.
That's "The Real Deal"

This sale is when I learned to have backup clothes when meeting Clients. Sometimes there are a lot of tears.
This lady was in foreclosure... soon, and didn't even know the impending date. She didn't live in the home-it was left to her by her late father. The renter had stopped paying about 2 years prior, and she could barely keep her own mortgage paid. She said she didn't care about getting any money. She just could not LOSE her Daddy's house. She had so much anxiety over it that she could not bring herself to even open the bank statements. This lady was at the end of her rope! So I went to Dallas to open them for her(Decatur property)- she didn't have a running vehicle. After my initial assessment, I assured her I could sell the property, and she would get 5k+/- as well..... that's when she started sobbing uncontrollably, hugging(snot all over my dress). I thought this woman was having a nervous breakdown right in front of me.
I sold the house AND got the balance down. The Seller walked away with about $13k. And, a lot of crying when I broke that news. Then, at closing, she ruined my clothes 3 times. Lol. What I do is MEANINGFUL in people's lives! I thank God every day for allowing me to affect people's lives in this way. I am a HUMBLE and GRATEFUL servant.

DEAL RECAP:
~
Pre-foreclosure, last 2 weeks to redeem
~
Seller got 13k instead of $5k promised
~
I learned to ALWAYS - HAVE - BACKUP - CLOTHES!

Special PS....

1~ I sold the property to someone buying with funds from a self-directed IRA
2~ We helped with her father's probate in order to sell
3~
I helped her buy a decent car with some of her proceeds
That, my friends, is "The Real Deal"

I received a message from a friend/client on Friday afternoon about a home going into foreclosure on Tuesday morning. I had to work fast! I had the Client pick me up, and we were off to Tybee Island. I sat with the grandson of the deceased owner until Saturday afternoon.
While speaking with the grandson, I found out he nor anyone in his family had the money to stop the proceedings.
So we contracted to purchase. I bet there were 100 Investors at that auction on Tuesday morning, but I had beaten them to it. Then I helped the Buyer and Seller through the probate process, and BOOM
DEAL RECAP:
~
The SELLERS get $157k instead of foreclosure
~
The BUYER gets a house worth $250k with $100k instant equity!
~
I had a blast in Tybee. I made friends/Clients for life. I ate well and got paid. AND I get to add another notch on my belt doing deals that NO ONE else can make happen
Very Special PS 1~ The Buyer LEVERAGED this property with less than 10k to stop foreclosure and start probate!!!! Yeah, you read that right
2~ The family got to keep living in the house for several (10?) months while we worked through 2 probates.
